-Fully-stocked kitchen with plenty of cookware & cups, plates, & utensils for both adults and ducklings. We cook a lot, so if you need it, we probably have it.
-Dual sink with sprayer, gas stove with oven, microwave, large fridge, freezer, storage.
-Toaster and coffee maker, trash can and liners
-All purpose cleaner with paper towels (2 rolls) and a broom and dustpan are also provided.Living area/dinette:
-Love seat folds out to sleeper (sleeps 1 or 2 cozily). U-shaped dinette folds down to sleep 2, with plenty of storage under the seats.
-Storage closet for hanging clothes or use shelves for extra pantry space.Bathroom:
-Has it's own exterior door so you can stop and go while traveling. Shower & tub, comes with towels and washcloths, storage, etc.Bunkhouse:
-This is where it's at. Kids LOVE this space. The bunk beds are short, probably not suited for tall adults that need to stretch out.
-Gaming-style cushions also fold out for sleeping, or just padding the floor for general lounging/playing.
-TV/DVD with Amazon FireStick will keep the kids out of your hair or out of the elements, depending on your parenting style.Outdoor Party Center (aka the OPC):
-Ok, so this is where it's at for the adults. It's the perfect place for an outdoor bar, so bring it.

2 on Queen, 2 in bunks, 2 under bunks on fold-out chairs, 2 on table conversion, and 1 on couch futon (2 if it's a couple or smaller people).Outdoor storage/towing:
-Tongue weight when loaded is around 900lbs. Included is weight-distributing hitch with anti-sway bars. Factor this into your vehicle's payload capacity.
-You MUST have a vehicle capable of towing 8,600 pounds, and MUST have a brake controller installed.
-50 amp plug with converters for 30 amp and 15 amp (110volt household). Included is 50 amp surge protector and EMSMisc:
-All linens, bed sheets, pillow cases, and towels are cleaned after every rental. All pots, pans, silverware, and cups must be returned clean.
-RV Toilet paper is provided with the rental. Please do not throw any wet wipes, feminine products, or any other items in the sewage tank. If these items cause a problem with the sewage system, you will be charged $500.
-No smoking is allowed in this unit at all. If there is evidence of smoking, you will be charged for extra cleaning.

What flexibility is available for picking up and dropping off the RV?

I generally have a pretty full schedule, with work and kids and all that fun stuff. So it's not that easy for me to drop off and pick up, but it can't hurt to ask - I may have flexibility. I'm very close to Cherry Creek State Park, so if that's where you're camping, let me know.

I'm a superhost on Airbnb with a 4.9 star-rated townhome listed for the past 6 years, and know the importance of reviews. I recently decided to rent my RV here, so I just don't have many reviews yet.
